Our SelectLeaders client is a real estate investment and development company. Our client's real estate assets include downtown office buildings, residential and master-planned land development projects, retail and industrial properties, and large acreage land holdings.
The Land Development Manager will oversee a large development project that will include residential and commercial. The position is based on Kiawah Island/Charleston, SC with occasional travel to our headquarters in Richmond, Virginia.
Key Responsibilities:
Provide day-to-day management of land development and vertical construction of commercial and amenity buildingsOversee land sales and commercial leasing activitiesProvide leadership for sales and marketing efforts related to builder home salesEnsure budget control and schedule adherenceRecruit builder team and negotiate lot contractsOversee bidding process, including request for bids, bid analyses, bid leveling, and contract issuanceAssist with site plan and permitting hurdles with various municipalitiesCoordinate with private utility companies - electric, data/fiber, natural gas, etc.Ensure compliance with all environmental permitsManage punch lists and work through street acceptance and other approvals with local or state agenciesManage letter of credit issuances and reductions related to completion bondsCommunicate project status updates to stakeholdersCreate project budgets and track variances to budgetAssist with preparation of project marketing and branding materials
Experience and Qualifications:
Minimum of 7 years of prior experience in real estate development, land development, or construction (planned community experience a plus)Bachelor’s Degree in real estate, civil engineering, construction, architecture, business, or equivalent experienceMaster’s Degree in Business or Real Estate a plusSolid project management and team leadership skillsAbility to read construction and civil design documentsStrong negotiation skillsExperience in all aspects of real estate developmentProficiency in Excel, PowerPoint, Word, and ProjectMust be well organized and possess strong negotiating skillsMust be comfortable managing and negotiating with contractors and municipal employeesMust be a self-starter with a strong ability to work independently
