We are seeking a talented Lead Engineer to join the engineering team for a new Class A office acquisition by CP Group. This role is integral to the day-to-day operation, maintenance, and repair of all building systems. The Lead Engineer works closely with the Chief Engineer and serves as a hands-on technical leader, providing guidance during shifts and supporting daily operations. This position ensures all building systems are maintained in compliance with company standards, safety requirements, and industry best practices.
This position is intended for a senior-level engineer and is ideal for a candidate with strong technical expertise, and high-rise office experience.
Essential Responsibilities:
Building Operations and Maintenance
- Perform hands-on operation, maintenance, troubleshooting, and repair of all building systems including HVAC, chillers, boilers, electrical, plumbing, life safety, and building automation systems.
- Operate and maintain HVAC equipment and associated mechanical systems to ensure tenant comfort and system efficiency.
- Conduct regular inspections of building equipment, machinery, and life-safety systems; document deficiencies and corrective actions.
- Respond promptly to tenant service requests, diagnose issues, and complete repairs as required.
- Participate in emergency response procedures and assist during building emergencies, including after-hours response when required.
- Maintain accurate mechanical, operational, environmental, and emergency records.
Preventative Maintenance
- Execute and support the preventive maintenance program for all mechanical and building systems in accordance with manufacturer recommendations and company standards.
- Complete assigned preventive maintenance work orders and ensure documentation is accurate and timely within the CMMS/work order system.
- Assist with identifying recurring issues, system inefficiencies, and long-term maintenance needs.
Project & Vendor Support
- Support the Assistant Chief Engineer and Chief Engineer with coordination of maintenance tasks and small projects.
- Work with contractors and vendors to support scheduled maintenance, repairs, and approved after-hours work.
- Monitor vendor work on-site to ensure compliance with safety standards and scope of work.
- Review building and tenant alterations to ensure conformity with approved plans and building standards.
Documentation and Inventory
- Maintain up-to-date files of building plans, equipment specifications, operating manuals, and warranties.
- Assist with maintaining inventory of spare parts, tools, and supplies to support efficient operations.
- Support cost tracking related to maintenance activities and assist leadership with documentation as needed.
Qualifications:
- Minimum of 5 years' building maintenance experience.
- High-rise office building experience required.
- Stationary engineer and refrigeration operator license preferred.
- Extensive knowledge of commercial building equipment and systems, particularly HVAC, operational boiler experience, and mechanical systems.
- Proficiency in Microsoft systems (Word, Excel, and Outlook)
- Experience with CMMS/workorder systems required.
- Familiarity with EMS/ BAS systems required.
- Excellent written and verbal communication skills, supported by strong analytical and interpersonal abilities.

- Self-starter with highly effective independent work skills that can function effectively within a team environment.
- Excellent time management and organizational skills with a proven ability to meet deadlines.

- May require shift work, weekends, holidays, and/or on-call rotation.
- Must successfully complete background screening.
- Minimum high school diploma or GED equivalent.
Base Salary Range:
$80,000- $90,000 per year.
Other Compensation:
This role is eligible for an annual performance bonus.
