About the Role
As Chief Engineer, you will oversee all aspects of building operations, maintenance, and physical asset preservation for a mixed-use residential community. Ensuring a safe, efficient, and well-maintained environment for residents, guests, and staff. You will manage budgets with a focus on cost-efficiency and sustainability. Lead the residential turnover process, and implement preventive maintenance programs to protect and enhance the resident experience. This role requires strong leadership to guide an in-house maintenance team and coordinate vendor services, while upholding service standards and regulatory compliance. You will champion energy-efficient and sustainable practices, conduct safety audits, oversee emergency preparedness, and ensure compliance with health, safety, and environmental regulations. The ideal candidate brings technical expertise, operational discipline, and the ability to balance resident satisfaction with asset performance.
Responsibilities:
Oversee daily operations of building systems, including HVAC, electrical, plumbing, and other infrastructureOversees the building facilities, maintenance upkeep, and residential turnover processPerforms building facility inspections, documentation and prepares action plans for property improvementsAssesses and evaluates functionality of all building mechanical equipment Perform and/or supervise maintenance work as needed or scheduled to lengthen the life and usefulness of items so long term savings can be realizedKeeps the property well maintained, equipment serviced and in good repairSupports all departments to ensure excellent customer service as it relates to maintenance and equipment issuesManages and optimizes work order queuing systemsSupports Flow’s Corporate Facilities and CapEx team initiativesManage and develop digital reporting systems to enhance the operation of the communityLead and mentor a team of facilities service technicians and mid level managers, ensuring high performance and continuous professional and technical developmentIdentifies training opportunities, and provides one-on-one training in specific tasks or SOP’s as appropriateEnsure that facility management staff consistently provides positive and prompt response to requests from residents/tenants/hotel guestsEnsure facility management staff implements ongoing contract review programs to constantly assess client, tenant and occupant needs and to assure problems are being solved promptly and to the mutual benefit of the tenant, owner, and the propertiesManage the facilities budget to ensure cost efficiency while preserving quality and the resident experience. Evaluate and approve expenditures, including repairs, upgrades, and procurement of materialsMonitor and report on financial performance, providing recommendations for cost-saving measuresUnderstand the impact of maintaining company assets within budget guidelines and how it impacts the overall financial success of the propertyResponsible for proper use of all equipment and adheres to cost controls to reduce expenses and wasteSeeks and implements cost saving measures and efficient purchasing strategies in order to meet/exceed budget for expensesMonitor and manage all payroll/labor expensesManage vendor relationships, service agreements for maintenance and facility servicesEnsures vendors comply with agreement obligationsRecommends RFPs for cost optimizationPromote energy-efficient practices and implement sustainability initiativesIdentify and implement methodology to improve building efficiency, utility cost Conduct regular safety audits and drills to ensure preparednessAddress and resolve facility-related emergencies promptlyResponsible for preparing property for all emergency proceduresMaintains a clean and safe work environment in compliance with building, brand, local, state and federal regulationsEnsure compliance with health, safety, and environmental regulations
Ideal Background:
High school diploma or equivalent required; Bachelor’s degree preferredMust have a valid driver's license8-10 years of experience in facilities management, including at least 5 years in a leadership roleProven expertise in managing large, complex facilities and technical systemsStrong knowledge of building codes, safety regulations, and environmental standardsExcellent project management skills, with the ability to manage multiple priorities simultaneouslyHighly proficient in facilities management software and digital tools, with expert knowledge of building mechanical systems (HVAC, Fire Life Safety, Electrical, Plumbing), and advanced competency in both Microsoft and Google productivity suites.Proficient in Microsoft Suite and Google SuiteExceptional communication, leadership, and problem-solving skillsBilingual (English/Spanish) is a plus
