Key Responsibilities
Operational Leadership
- Provide direct oversight of Property Managers, Engineering teams, and third-party vendors for Cirrus’ Commercial Assets.
- Ensure properties are maintained to highest level of standards with strong preventative maintenance execution.
- Oversee capital projects, tenant improvements, and landlord work with disciplined budgeting and execution.
- Standardize operational processes and implement performance benchmarks across the portfolio.
Financial Oversight
- Manage operating budgets, CAM reconciliations, and variance reporting.
- Drive NOI growth through expense control and operational efficiencies.
- Partner with COO, Commercial Division on business plans and annual budget preparation.
- Review and approve major vendor contracts and service agreements.
Leasing & Tenant Strategy
- Collaborate with COO, Commercial Division and General Managers to support occupancy and retention goals.
- Review lease terms, landlord work scopes, and operational implications of deal structures.
- Support tenant escalations and ensure high-quality communication and responsiveness.
Vendor & Risk Management
- Oversee contract compliance and service performance.
- Ensure properties meet safety, compliance, and risk management standards.
- Coordinate with insurance providers, legal counsel, and external consultants when required.
Reporting & Executive Communication
- Provide weekly and monthly operational reporting to executive leadership.
- Track KPIs including occupancy, NOI, capital execution, AR aging, and tenant satisfaction.
- Present portfolio performance and operational strategy recommendations.

Qualifications
Education & Experience Requirements
- Bachelor’s degree in Business, Real Estate, Finance, or related field preferred.
- Minimum 7 years of commercial property operations experience.
- Experience overseeing multi-asset commercial portfolios.
- Strong working knowledge of commercial leases, CAM structures, and capital planning.
- Proficiency in Microsoft Office (Excel advanced required).
- Experience with Yardi or similar property management systems.
- Experience with service ticketing platforms such as Yardi Commercial Cafe.
- Current Texas Real Estate License.
- CPM or CCIM certification a plus.
Physical Requirements
- Ability to travel between portfolio assets as needed.
- Ability to walk properties, climb ladders, and conduct site inspections.
- Exposure to construction environments during capital and TI projects.
Additional Information
Pay: $100,000 - $120,000 (Annually)
