Key Responsibilities:
- Full accountability for portfolio performance, including NOI, value creation and total return
- Ownership of asset-level P&L, Capex planning and execution
- Strategic decision-making on investments, developments, divestments and portfolio transformation
- Development, review and approval of business cases, feasibility studies and investment proposals
- Leadership of a large, multidisciplinary organization (40+ employees) within a matrix structure
- Delivery of accurate and timely Group reporting and KPI management (AFFO, Capex, Yield on Cost, 5Y plans)
- Drive organizational and portfolio transformation, including process, structural and cultural change
- Ensure compliance with Group governance, risk framework and statutory requirements
- Active contribution to acquisitions, disposals and due diligence processes
Qualifications
Candidate Profile
- Senior leadership experience in real estate asset management and/or operations, ideally within residential real estate and large portfolios
- Strong financial expertise with hands-on responsibility for NOI, Capex, P&L, business cases and performance management
- Proven experience in multinational, matrix organizations and in leading transformation initiatives
- Fluent professional English (Czech required); ability and willingness to work primarily on-site in Ostrava (home office ad-hoc only)
- Advanced PC skills, including MS Office and Excel; Power BI knowledge is an advantage
