ABOUT THE ROLE
Under the supervision of management, the technician supports the maintenance and repair of equipment and finishes throughout the condominium’s common areas and individual owner units. In addition, the technician assists in organizing, scanning, and delivering daily packages in accordance with resident instructions and personalized requests.
This entry-level position in a luxury residential tower is ideal for an individual with basic maintenance experience, a willingness to learn, and the ability to communicate with residents in a professional and courteous manner.
WHAT YOU'LL DO
The specific duties of the maintenance technician are:
- Perform routine visual inspections of building components.
- As assigned through the established work order procedures, to perform repairs & maintenance where necessary.
- Maintain inventory of all maintenance items needed and ensure work and storage areas are kept in an organized manner.
- Maintenance of common areas, including but not limited to minor drywall painting and repair.
- As needed, to repair doors, doorknobs , door locks, ventilators, floors, ceilings, and walls of the condominium.
- To service, maintain and repair the pumps, heaters, filters, and other components associated with the swimming pool and to be generally responsible for the maintenance of the quality and temperature of the pool water.
- Learn the physical layout of the building’s HVAC, plumbing, and fire safety systems and how they operate, and be prepared to recognize when they need servicing or repair.
- Learn and know the physical layout of the condominium's fire safety system and how it operates and be prepared to recognize when it needs servicing or repair and to supervise and critique outside contractors in the performance of such repairs and servicing.
- Assist with vendor access and organization into condominium units.
- Build and maintain strong relationships with outside vendors.
- Ensure all safety precautions and procedures are followed while performing assigned duties.
- To keep the technician's work area orderly and provided with adequate tools and supplies to meet all but the most unforeseeable needs.
- To carry out cleaning and housekeeping responsibilities as required, with a primary focus on maintaining mechanical rooms and service areas, though such duties are not limited to these locations.
To organize, scan, and deliver all daily packages in accordance with detailed instructions and residents’ personalized requests. - To maintain a professional and courteous presence when interacting with residents and vendors, including appropriate communication during brief encounters in common areas and elevators.
Additional duties , not inconsistent with the duties assigned herein, may be assigned from time to time by the management. As specific instructions applicable to the duties of the technician are developed and issued, such instructions will become integral parts of this job description.
Requirements
- A high school diploma or an equivalent qualification
- Familiarity with fundamental Plumbing, HVAC, Electrical, Groundskeeping and Handyman tasks
- Minimum of 1 years of experience in HOA, Multifamily, or Hotel settings
SPECIAL REQUIREMENTS:
- Physical demands include ability to lift 50 to 100lb, following appropriate safety procedures.
- Ensures all safety precautions are followed while performing work. Always maintains a safe work environment.
- Must have excellent time management skills and a strong work ethic, that ensures that they complete all their responsibilities on a timely basis as dictated by their schedule.
- Able to handle, finger, grasp and lift objects and packages. Reach with hands and arms.
- Able to repeat various motions with the wrists, hands and fingers to complete tasks.
- Ability to work in an upright standing or sitting position for long periods of time. Ability to walk and when necessary climb.
- Ability to work in different environmental conditions - heat, cold, wind, rain.
- Ability to quickly and easily navigate the building as required to meet the job functions.
- Ability to detect auditory and/or visual emergency alarms and respond quickly and appropriately. Ability to respond to emergencies in a timely manner.
- Ability to work extended/flexible hours, weekends, and holidays if required by coverage for the building. Able to be on-call outside of normal operating hours when required.
- Must have reliable transportation.
- Able to work well with others, but also able to work independently without supervision.
- Complete all required forms and work orders.
- Regularly walks floors looking for cleaning or maintenance issues, and reports these back to supervisor.
- Must be reliable, flexible, an on-time.
