Job Role: Property Analyst
Compensation range: $2000 - $3000 AUD / Monthly

Work Schedule: This role is expected to align with the AU business hours (approx. 9 AM - 5 PM, Monday to Friday) for collaboration
Who We Are: At Hunt St, we help Australian companies hire top remote talent in the Philippines. For this role, you will be engaged directly by the client as an independent contractor. We are not an outsourcing agency. All of our roles are 100% remote so you'll be able to work from home.
Who The Client Is: A boutique property group focused on two key areas: diversified property development and retail consultancy. The organisation acquires, develops, and sells commercial, retail, industrial, and residential properties across Australia while managing a diversified portfolio of investment properties with an approximate market value of AUD $40 million.
In addition, the firm supports Australian retailers looking to expand into Southeast Asian markets. It works with a wide range of businesses—from established national retailers to professional startups aiming for rapid growth. Services include market entry strategy, location planning, financial forecasting, feasibility modelling, and capital planning.
Role Overview: As a Property & Investment Analyst, you will work closely with the Managing Director, Project Director, and Investment Director, you will:
- Research potential geographic areas and asset sectors to identify acquisition opportunities.
- Obtain and review project and financial information, complete initial feasibility modelling, conduct due diligence, and organise site inspections.
- For potential acquisitions, prepare detailed project feasibility models and support investment committee presentations and reporting.
- Maintain and update investment and project models throughout the development and holding period, including scenario analysis.
- Produce quarterly financial and portfolio reports for Property Funds and internal stakeholders, tracking performance and key financial metrics.
- Support compliance and risk management activities related to transactions and ongoing investments.
- Play a key role in supporting retail clients’ strategy and expansion into South East Asia, including network planning, financial modelling and market entry support.
Key Areas of Accountability & Responsibilities:
Investment & Project Management
- Research potential geographic areas and asset sectors to identify acquisition opportunities.
- Complete initial feasibility modelling assessing potential acquisitions and more detailed project feasibility for key acquisition targets.
- Keep project models updated during the construction and delivery phase.
- Conduct due diligence and review all project, tenant, and financial information.
- Manage transaction obligations – review and satisfy all conditions precedent and ongoing obligations.
- Undertake investment modelling including scenario and sensitivity analysis.
- Coordinate project reports and manage relationships with key project stakeholders and developers.
- Assist in the coordination, review and execution of legal and transaction documentation.
Investment & Portfolio Reporting
- Produce quarterly financial reports for Property Funds to keep stakeholders informed on performance.
- Prepare quarterly portfolio reports on the performance and key financial
- metrics of the portfolio.
Retail Expansion & Strategy (Globex Property)
- Build retail store expansion plans based on market potential and client growth strategies.
- Forecast sales for future store openings, from individual store level to country level.
- Prepare Profit & Loss summaries for proposed new stores and expansion markets.
- Calculate Return on Investment (ROI) based on forecast profitability and capital expenditure.
- Conduct occasional site visits in South East Asia to assess suitability, foot traffic, and commercial viability.
- Support the creation of market entry presentations and proposals for clients expanding into South East Asia.
- Maintain and update expansion models, databases, and market intelligence reports.
Compliance & Risk Management
- Assist in maintaining compliance registers related to investment vehicles and trustee obligations.
- Work as part of the team to ensure 100% compliance with trustee and statutory requirements.
- Support Investment Managers and Directors with credit and investment analysis, including financial analysis and risk assessment.
- Help conduct due diligence on new transactions and investments, including managing Q& A and risk assessment summaries.
- Monitor market risks (property, macroeconomic, and retail market trends) and assess impacts on Angus Group and client investments, escalating issues where appropriate.
- Participate in internal and external meetings including due diligence, new business origination, documentation negotiations, and ongoing investment and borrower/tenant updates.
Relationship Management
- Act as a secondary point of contact for developers, borrowers, agents, retail clients, and other project stakeholders.
- Build and maintain effective relationships with key internal and external stakeholders.
- Support senior team members in managing stakeholder expectations and communications.
Requirements
- Bachelor’s degree in Property, Commerce, Economics, Finance, Accounting, or related field.
- Strong analytical skills with advanced Excel capability (financial modelling, scenario analysis).
- High attention to detail and accuracy in data analysis and reporting.
- Strong written and verbal communication skills, including report writing and presentation preparation.
- Ability to manage multiple projects and meet deadlines.
- Interest in retail markets, consumer behaviour, and commercial property
Desirable:
- Previous experience in property investment, retail property, market research, or financial modelling.
- Knowledge of South East Asian retail markets and cultural considerations.
- Familiarity with P&L forecasting, ROI analysis, and investment committee processes.
- Exposure to compliance and risk management in an investment or funds context.
- Willingness to travel within Australia and South East Asia.
