We are hiring a full-time Virtual Real Estate Underwriter / Acquisitions Analyst to support our real estate acquisitions operation focused on single-family and 1–4 unit value-add properties in Austin, Texas and surrounding markets.
This role sits at the center of our deal flow. You will be responsible for sourcing and tracking on-market opportunities, scrubbing inbound leads, coordinating the full underwriting process, building pro formulas, and working directly with our on-the-ground Acquisitions Lead to ensure only high-quality, well-vetted deals reach ownership for final decisions.
This is not a data-entry role. You will be expected to think critically, identify missing information, flag deals that don’t meet criteria quickly, and help orchestrate the full analysis pipeline from initial lead to final presentation. You are the gatekeeper of deal quality.
Key Responsibilities
1. MLS Monitoring & Market Intelligence
- Scrub the Austin-area MLS daily for new listings that fit our buy box
- Create and maintain a watchlist of overpriced properties that may become viable
- Track price reductions weekly and identify timing opportunities for sending offers (specific methods and criteria will be provided)
- Monitor market trends, days on market, and inventory levels to inform acquisition strategy
- Proactively surface opportunities — don’t wait for deals to be handed to you
2. Deal Intake & Initial Scrub
- Review and track all inbound real estate opportunities (agents, wholesalers, on-market, off-market)
- Perform an initial deal scrub and classify each opportunity as:
- Pass — does not meet buy box criteria
- Keep — needs more information before decision
- Escalate — hot deal requiring immediate attention
- Maintain accurate, up-to-date deal tracking systems (templates provided, new sheets will be required as needed)
3. Underwriting & Pro Forma Development
- Gather all available data on each viable deal, including: property details and history, comparable sales, rental comps, market data, photos, and listing information
- Build and maintain deal pro formas using provided models and equations
- Calculate maximum allowable offer (MAO) based on our underwriting standards
- Primary underwriting metric: Cash-on-Cash return calculated on an all-cash basis (purchase + rehab). Target: 20%+ COC return. After COC clears threshold, layer in actual holding costs (lending interest, points, etc.)
- Evaluate multiple exit strategies per deal (flip, BRRRR hold, ADU/DADU build, condo regime parcel sale)
- Identify gaps in information and actively work to fill them — do not present incomplete analysis
- Continuously update underwriting as new data is received throughout the deal lifecycle
- Provide clear investment recommendations with supporting rationale
4. Deal Orchestration & Coordination
- Activate and coordinate the underwriting process once a deal shows potential
- Work directly with the Acquisitions Lead to:
- Schedule property walkthroughs
- Coordinate boots-on-the-ground support for property condition verification
- Collect photos, videos, and condition reports
- Confirm property details and identify discrepancies
- Ensure all deal materials are organized, complete, and ready for final decision-making by ownership
- Prepare deal packages for presentation — clear, accurate, and structured so a decision can be made quickly
5. Data Management & Organization
- Save, organize, and maintain all deal data in shared systems (Google Sheets, Smartsheet, Dropbox, MLS)
- Create and maintain tracking sheets as needed
- Ensure deal files are clean, complete, and easy to review at any time
- Maintain version-controlled financial models and underwriting files
6. Agent & Wholesaler Communication
- Serve as the initial point of contact for inbound deals from agents and wholesalers
- Collect information and maintain professional relationships with local agents and wholesalers virtually
- Communicate clearly and promptly — response time matters in competitive deal flow
- Defer all negotiations and offer discussions to the Acquisitions Lead
- Help maintain and strengthen the company’s local reputation through every interaction
Requirements
Required Experience & Skills
Non-Negotiables
- Minimum of 3 years of hands-on real estate underwriting experience within the US market
- Proven experience underwriting residential investment properties (single family, small multifamily, value-add)
- Strong understanding of ARV analysis, comparable sales, investor buy boxes, pro formas, and deal math
- Advanced proficiency with spreadsheets (Google Sheets and/or Excel)
- Comfortable making independent assessments and clear Pass/Keep/Escalate recommendations
- Deep understanding of US residential real estate financing structures and terminology
