WE ARE LOOKING FOR
We are looking for a forward-thinking Group Head of Construction to lead the next evolution of P3’s construction area. This role is a senior corporate role responsible for supporting the development, coordination, and oversight of construction and development activities across the P3 estate. Reporting to the Group Construction Director, the role plays a key part in shaping and operationalising the group-wide construction strategy, ensuring consistent, high-quality project delivery in line with P3’s technical standards, commercial objectives, ESG commitments, and governance requirements.
The role combines strategic foresight with hands-on oversight, acting as a central point of expertise, control, and knowledge sharing across countries. Working closely with Country Teams and Group functions, the Group Head of Construction contributes to long-term value creation by promoting disciplined execution, continuous improvement, and a holistic, portfolio-level view of construction decisions.
Location: Prague (Czech Republic) preferred, open to other European P3 locations.
SOME OF THE INTERESTING CHALLENGES AHEAD OF YOU
Group Construction Strategy & Value Creation
- Drive the development and continuous refinement of the group-wide construction strategy, in close cooperation with the Group Construction Director, with a strong focus on long-term value creation across the P3 estate.
- Take a proactive, forward-looking approach to identifying opportunities to enhance value, efficiency, resilience, and scalability of construction delivery.
- Continuously read, analyse, and anticipate construction market dynamics, including pricing trends, capacity, supply chains, and contractor behaviour, and translate these insights into strategic options for P3.
- Challenge established ways of working by exploring a broad range of strategic levers, such as procurement models, contracting approaches, standardisation, supplier strategies, or cross-border solutions, where they create value.
- Promote a holistic approach to construction decision-making, balancing commercial, technical, operational, ESG, and risk considerations across the P3 portfolio.
- Act as a strategic sparring partner to the Group Construction Director and senior stakeholders on construction-related trade-offs, priorities, and long-term implications.
Group Project Oversight & Delivery
- Coordinate and oversee ongoing P3 development and construction projects across the entire P3 estate.
- Act as project leader or project director in a senior management and oversight capacity, ensuring effective governance and execution.
- Monitor project performance against approved budgets, timelines, quality standards, and risk parameters.
- Establish and lead regular project reviews, including actual versus planned assessments for cost, quality, and schedule.
- Ensure structured project close-out reviews are completed, with lessons learned documented and embedded into future projects.
- Maintain mobility across the P3 estate, visiting live construction sites and providing hands-on support where required.
Standards, Processes & Governance
- Ensure adherence to P3 technical specifications, construction processes, policies, and governance frameworks across all countries.
- Review, update, and continuously drive P3 Technical Specifications & Standards and Construction Process and Policy documentation, considering tenant requirements, ESG and cost aspects.
- Reinforce discipline in construction record-keeping, administration, and reporting across the Construction Team.
- Maintain accurate, up-to-date project information for all ongoing construction activities and promote data-driven decision-making.
- Liaise with and coordinate Peer Review Teams (external advisors for roofing, cladding, and geotechnical matters), ensuring their correct application within P3 projects and processes.
Cross-Functional & Country Collaboration
- Work closely with Country Teams to assess local market capabilities and support effective project delivery.
- Collaborate across Group departments, including Development, Investment, Leasing, Marketing & Communications, Asset Management, Property Management, ESG, Audit, and Legal.
- Support Leasing teams with technical or delivery-related input where required.
- Coordinate and support the Construction Team’s involvement in project handovers to Asset and Property Management.
- Act as a conduit for knowledge sharing, best practices, and professional connections across countries and functions.
Legal, Risk & Transactional Support
- Review construction contracts in close cooperation with the P3 Legal Team.
- Contribute to the development of construction agreements and participate in or lead negotiations with third parties where required.
- Participate in acquisition and disposal processes, supporting the Investment Team through activities such as:
- Appointment and coordination of technical due diligence and vendor consultants
- Review of reports and red-flag findings
- Assessment of CAPEX exposure and construction risks
- Site visits and technical risk assessments
- Input into SPAs, development agreements, leases, and GC contracts
- Engagement and negotiation with sellers and buyers
Leadership, People & Succession
- Support the coordination, development, and performance of the P3 Construction Team at group level.
- Work as functional lead to country heads of construction for countries assigned to him.
- Identify recruitment needs and participate in hiring, onboarding, and performance reviews.
- Establish, discuss, and support training and development needs; mentor and coach team members.
- Provide cover for and step into the role of the Group Construction Director during absences, as agreed.
ESG, Values & Representation
- Support and promote P3’s ESG agenda, ensuring construction activities align with sustainability objectives.
- Act as a P3 Brand Ambassador at all times, representing company values and role-model behaviours internally and externally.
WHAT YOU NEED TO SHINE IN THIS ROLE
- 10+ years in real estate development, ideally including a significant part in logistics development
- Experience contributing to or shaping construction strategy beyond individual projects, with a focus on value, efficiency, and risk
- Track record of leading or functionally guiding teams across countries or business units
- Hands-on involvement in construction contracts, CAPEX assessment, and development or investment
- Excellent communicaton and stakeholder mangement skills
- Alignment with P3 values
- English language on a professional working level (international environment)
